What MTBF and MTTR Actually Measure
MTBF (Mean Time Between Failures) measures how long an asset typically operates before it breaks down. It’s calculated by subtracting total downtime from total runtime, then dividing by the number of breakdown events. A rising MTBF over time is a strong signal that your maintenance program — preventive tasks, lubrication schedules, condition monitoring — is extending asset life.
MTTR (Mean Time to Repair) measures how long it takes your team to restore an asset once it fails, calculated as total downtime divided by the number of breakdown events. A falling MTTR usually reflects better spare parts availability, clearer repair procedures, or a more experienced maintenance team.
Tracking both metrics together matters because they pull on different levers. Maximizing MTBF prevents the failure altogether, which avoids the capital replacement cycle that follows a major breakdown. Minimizing MTTR shrinks the damage when a failure does happen anyway. Facilities teams that only watch one of the two get an incomplete picture — an asset can have an excellent MTBF but still cause major disruption if MTTR is high, or vice versa.
